Building control for residential alterations

Replacement glazing

The installation of replacement windows or doors must comply with the building regulations.

When the time comes to sell your property, your purchaser's surveyors will ask for evidence that any replacement glazing installed after April 2002 complies with the building regulations. There are 2 ways to prove compliance:

  • a certificate showing the work has been done by an installer who is registered under the FENSA scheme to self certify
  • a certificate from the us saying the installation has been approved under the building regulations

You should ask whether the installer is able to self-certify before you sign a contract to buy replacement glazing. If not, either they or you will need to make an application to us for approval under the building regulations.
