Tackling mould in our council homes

New legislation, known as Awaab's Law, requires social housing landlords like Thurrock Council to investigate and resolve damp and mould hazards within set time periods.

Emergency hazards must be attended and removed within 24 hours, whilst significant hazards require investigation within 10 working days, with any removal works to be completed within 5 working days from the investigation. Written summaries will be provided following investigations and completion of works.

Thurrock Council and its contractors Mears have been working collaboratively to adapt the service we provide to meet these requirements, whilst ensuring that we are also adopting a more proactive approach. Our new approach will involve:

  • Resident Liaison Officers carrying out follow up calls and visits to provide ongoing support after treatment works
  • Exploring alternative treatment options in partnership with our contractors
  • Carrying out property condition inspections to identify any repairs on a proactive basis
