HHSRS Window Requirements

Publication date:
Thursday 25 April 2024
Request:

When it comes to fire safety regulations for bedroom windows, the most crucial requirement is that a person has a means of escape. Provided a home’s first floor is less than 4.5m above the ground, they will need to have an egress window (one that is big enough for them to climb through).

The clear area of the escape needs to be a minimum area of 0.33m² and has to be a minimum of 450mm in both the height and width. This opening should also not be any higher than 1100mm from the internal floor of the room.

1) From the Housing Health and Safety Rating System (HHSRS) inspections undertaken by the Council in the last year, please provide the number of properties where such a hazard has been recorded.

Response:

The total number of HHSRS inspection in 2022/23 was 292. We do not record this information that you requested in this detail about fire safety means of escape.
