New and converted dwellings on previously developed land

592 (69.2%) of the 855 dwelling completions that took place were on Previously Developed Land (PDL). The dwellings developed on greenfield land were on 3 large sites at:

  • Aveley Village extension, south of Aveley Bypass, Aveley (marketed as 'The Village')
  • Land at St Clere's golf club Stanford-le-Hope ('Maple Park')
  • Bata Field, East Tilbury ('The Boulevards')

The Local Plan target is to allocate at least 85% of new housing development on previously developed land.

Gross affordable housing completions

161 affordable houses were completed during 2017/18. Adopted policy provides that the council will seek the minimum provision of 35% of the total number of residential units built to be affordable housing. The amount of affordable housing as a proportion of the housing completions liable to this policy was 23.2%.

Affordable homes are being provided as part of the development taking place on the following sites:

  • Aveley Village extension, south of Aveley Bypass, Aveley ('The Village')
  • Land at St Clere's golf club Stanford-le-Hope ('Maple Park')
  • Bata Field, East Tilbury ('The Boulevards')

The average level of these 'windfalls' is taken as an indication of the future windfall potential.
