Enforcement

If you provide incorrect or false information, or fail to supply the required documents, the Council may take enforcement action. Landlords who do not comply with their licence conditions could:
•    Be issued a financial penalty of up to £30,000
•    Be prosecuted in court
•    Have their Property Licence revoked

Providing a unsatisfactory response may prevent the need for these actions.

Service Request 

Some landlords do not manage their properties properly. In some cases, this is because they are unaware of their responsibilities, and in others, because they do not live locally and may not know about issues their tenants are causing. Landlords must have arrangements in place to deal with tenancy problems and any anti-social behaviour linked to their property.

Homes must also be suitable for the number of people living in them and meet all health and safety standards. The council works closely with Essex Police, Essex Fire Authority and other enforcement agencies to make sure licensing rules are followed.

If you have a concern about a licensed property—for example, if you believe it has been wrongly licensed or that a landlord is not managing it properly—you can report it to us using our online form.
