Leaseholder additional costs

Leaseholders are responsible for a number of additional service costs, which are classified as follows.

Administration costs

Administration costs include staff time in preparing service charge accounts, dealing with leaseholder enquiries, billing and collecting service charges and ground rent.

Caretaking

These are all our costs in providing the service.

Lift maintenance

Where a lift serves a block, we have a regular service contract in place and the cost of this contract is shown against this heading. When it is necessary to repair a lift outside the service period, the cost of the repair will be shown in the repairs heading.

Communal lighting

Where blocks have the communal parts lit, the cost of the electricity is shown against this heading. Repairs to the communal lights are shown against repairs.

Amenity green maintenance

Where a block has gardens and other green spaces that are exclusively for the benefit of the block, the cost of maintaining these areas is shown against this charge heading.

Entry door maintenance

Where entry doors serve a block, we have a regular service contract in place and the charge is shown under this heading. If it is necessary to repair a door outside of the service period, the repair will be shown under the repairs heading.

Outstanding charges

We will seek any left-over costs from the leaseholder of the property, rather than a named individual. You should settle any under or overpayment charges before buying or selling a flat.
